Great incentive for buyers wanting to invest in France. The French Government has a new program allowing a very small down payment and leaseback program with 9 or 11 year lease. This is the way to invest in French Real Estate located only in High tourist areas such as Paris, the South of France ( French Riviera). BUY A HOLIDAY HOME on the FRENCH RIVIERA

Dear colleague,

Have you heard about real estate on the French Riviera
Cannes – Nice – St. Tropez – Monte Carlo?

Do you think your clients would be interested in buying a holiday home on the French Riviera with rental possibilities if needed?

Did you know that you can offer your clients through our partners a mortgage solution though French Banks financing a property in France?

It might be easier than you think to get mortgage in France for non resident clients.

French banks need info from your clients on their annual income for the last 3 years, their expenditure and info on their world wide assets – no credit score is required!

The banks in France take the property as their main collateral. 

Every case is different though here a small example:

Studio apartment in Cannes at a sales price of 150.000 Euros

-       Down payment 30.000€

-       Purchase and notary fees approximately 10.000 Euros

-       Monthly payment over period of 25 years
with a permanent fixed interest rate of 4,5 % = 667 Euros / month

            or

-       Monthly payment over period of 25 years with a variable interest rate of 3,85 % (2% maximum up or down variables) = 623€ / month

-       Taxes, charges, insurance per month approximately 70€

Rental possibilities with a furnished seasonal rental including property management can be calculated on annual basis of about 5 – 7% depending on location, amenities and condition of the apartment.

This is not a lease back program so your client has full ownership and usage of their property and no lease back conditions!
